BOARD OF DIRECTORS MEETING

MINUTES OF MEETING

 

BOARD MEMBERS PRESENT:               Pat Schoen, Jincy Boerner, Yvonne Calzada, Wendy Deker

 

BOARD MEMBERS ABSENT:                  Marilyn Beck

 

MANAGEMENT PRESENT:                      David Pollard, Facilities Manager

HOMEOWNERS PRESENT:                      Laurie and Al Keaton; Robert Ingulli

 

 

HOMEOWNERS FORUM

 

Laurie Keaton presented her concern as to why a fence closed off the cut-through between her unit and an adjacent unit to interior common area.  It was determined that the adjacent homeowner requested the fence be put in place for privacy by preventing frequent passersby their window.  The Board informed Ms. Keaton that this was not a Board decision to block access to the interior common area.  It is a practice of Arbor to close off cut-throughs for privacy reasons if requested by a homeowner.  After discussion of the issue, it was decided to keep the cut-through closed off.

 

The President began the meeting at 7:16 pm.

 

ACTION ITEMS:

 

Minutes of the March 29, 2005 Board Meeting were approved.

 

Yvonne Calzada presented two parking lot sealing proposals:  MBM's proposal quoted $16,545; Fairfax Paving quoted $18,857.  Based on our past experience with MBM and their quality workmanship, a motion was made to approve the MBM proposal for $16,545, seconded and approved by the Board. 

 

Dave Pollard presented Century Pools contracts for the next two years.  There will be a zero increase for 2006 and 3% for 2007.  We are currently paying $34,021 for the pool contract.  A motion was made to approve the pool contract for 2006-2007, seconded, and was approved.

 

The 30-year-old pool pump and seven-year-old motor were replaced for $1,872.

 

REPORT OF OFFICERS:

 

Marilyn Beck, VP Community Affairs:  No new development on the Arlington County Trash Removal plan.  The governor has not yet signed the bill pertaining to this plan.  The pool is being prepped for opening Memorial weekend. 

 

Wendy Deker, VP Grounds:  Three Linden trees have been planted in Court 2.  Three Nelly Stevens holly planted by tennis courts; two flower cherry trees in Court 5 replaced the crabapples;

the tree on King Street boundary was replaced with a white pine.

 

Yvonne Calzada, VP Buildings:  Working on Court 3 roofing to be completed within the week pending weather conditions.  This is the only roof project budgeted for this year.

 

Jincy Boerner, Treasurer:  Everything is in order; expenses outlaid in the past month were roofing and new used truck.

 

MANAGEMENT REPORT

 

Regarding the various violation letters sent in the past month, Dave reported that all parties have remedied their individual violation.

 

OLD BUSINESS

 

The Board discussed the language of the new Private Party Release and Indemnification Agreement for pool parties.  The suggested $200 deposit seemed extreme.  The Board suggested $100 for adult parties and $50 for children's parties.  A motion was made to accept the new Agreement, seconded, and approved.

 

NEW BUSINESS

 

No new business.

 

The Board convened into executive session.

 

There was a motion to adjourn the meeting, seconded, and the meeting was adjourned at 7:51pm.
