Minutes of Meeting

 

Board Members Present:      Marilyn Beck, Susan Goldstein, James Moser, Robert Ingulli (arrived 7:25pm), Terry Ruth (arrived 8:06pm)

 

BOARD MEMBERS ABSENT:         None

 

MANAGEMENT PRESENT:             Mike Maloney, CFM Manager;

Steve Kirkpatrick, Facilities Manager

The President began the meeting at 7:03 pm.

 

 

ACTION ITEMS

 

 

HOMEOWNERS FORUM

Letter from Chuck Soderland was presented to the Board, regarding dogs and tennis courts. Specifically, he outlined the comparatively moderate use of the tennis courts for tennis players and more significant use of the tennis courts as an unofficial dog run for the Arbor community. He argued for to maintain/support the current multi-use status. Homeowners present argued points for and against this idea. Ultimately, the Board will research the issue and contact the lawyer for legal implications of the issue.

 

Nina and Gordon Hurd stated their concern over dogs and cats not being curbed, but instead using their hand-gardened yards as waste disposal areas. One cat is also trespassing behind their patio fence and harassing their pet cats. The Board will put an item in the May 2008 newsletter reminding residents of curbing pets, being neighborly, respecting our landscaping, and being mindful of Arlington County’s leash laws for pets.

REPORT OF THE OFFICERS

Robert Ingulli, Treasurer:

Financially speaking, the Arbor is in great shape and below budget on most areas, accept for salary.

 

Terry Ruth, VP Buildings:

For the B Unit buildings, competing bids from TrashMasters and BlueWater are being sought to upgrade the old vertical mailboxes with newer, larger, US Postal Service-compliant ones. Exterior painting is in progress. Reminder to residents, be sure to check your main water pipe (the copper pipes) for pin holes, evidenced if wet. More information on details to follow.

 

Susan Goldstein, VP Community Affairs:

Flyers announcing the Thank You cake to past, present, and future volunteers with refreshments preceding the Annual Election will be distributed to all residents. The Arbor Alerts e-mail list has 50+ subscribers! The Welcome Arbor booklet has been reviewed by one volunteer who has stepped forward. The edited version will be distributed to Board members for further edits.

 

James Moser, VP of Grounds: The replacement trees in Court 1 and 3 are planted! The big Pin Oak has received an award for notable size and age from the county. Pool Rules for 2008 were passed via e-mail, approved 5-0, and will be distributed this week. The pool repairs and pool contract were passed, approved 5-0. Two walls of the pool are showing signs of stress; two bids will be collected for projected budget needs. The pool furniture contract quote for six tables, six umbrellas, and 10 armchairs for $3,145.50 was approved, 5-0. Upcoming pool party dates for family pizza night and wine and cheese socials will be published in the May 2008 newsletter.

 

 

REPORT OF FACILITIES MANAGER

Cabling and a shade garden are underway for the biggest trees. House numbers on fences are pending. Coating the 6 x 6 caps on the fences will be in progress in May. Court 6 is getting a new walkway, to be put in by Arbor staff.

 

 

REPORT OF MANAGEMENT

According to the new legislation, a dual drain in the pool, i.e. anti-entrapment device, must be done by December 2008.

 

 

OLD BUSINESS

The Board will need to meet to revise current Architectural Guidelines; timeline TBD.  Fence violations will be tabled until spring so fence posts and concrete can settle and so architectural guidelines can be reviewed by the Board.

 

 

DISCUSSION ITEMS

Sewer laterals have 10 clean outs done. Video is taking place to show the Board in May to determine a level of need of doing work/going out past the budget.

The next Board meeting is scheduled for Tuesday, May 27, 2008, and the Annual Election meeting is scheduled for Thursday, April 24, 2008, at the Fairlington Community Center at 3308 S. Stafford St.
