BOARD OF DIRECTORS MEETING

August 23, 2005

 

MINUTES OF MEETING

 

BOARD MEMBERS PRESENT:               Pat Schoen, Jincy Boerner, Yvonne Calzada, Robert Ingulli

 

BOARD MEMBER ABSENT:                    Marilyn Beck

 

MANAGEMENT PRESENT:                      David Pollard, Facilities Manager

                                                                        Steve Kirkpatrick, Asst. Facilities Manager

                                                                        Mike Maloney, CFM Manager

                                                                       

HOMEOWNERS PRESENT:                      J.D. Gordon

 

The President began the meeting at 7:00 pm.

 

ACTION ITEMS:

 

*Minutes of the July 26, 2005 Board Meeting were approved.

 

*The Board reviewed the proposed Annual Budget Meeting packet to be mailed to all homeowners in preparation for the Annual Budget Meeting in September.

Motion:  To approve the budget packet to be mailed to homeowners.                       

Motion passed unanimously.                

 

REPORT OF OFFICERS:

 

Yvonne Calzada, VP Grounds: Yvonne said that she had taken a walk around the grounds one evening and stopped to introduce herself to some residents who were working on a flower bed in Court 7. The residents discussed their particular grounds issues with her.  She indicated that she would raise their concerns at the next Board meeting at which point it was stated that that was not acceptable to these homeowners.  The Board discussed the regular procedures for bringing issues to the Boards attention:  a letter to the Board, a phone call to the Facility Manager, attendance at the Board meeting to personally speak.  It was noted that one Board member cannot make a decision or take action on their own, but that the majority of the Board must make a decision.

 

Dying trees (Austrian pines) will be cut down near the tennis court and the tot lot this autumn.

 

A discussion ensued about dead and dying flowers in front of a unit in the common area.  Neighbors have complained about the unsightly scene.

 

Jincy Boerner, VP, Community Affairs:  The first Pool Party to be held on a weekday night, Thursday, August 18 was well attended.

 

There is a leak in the pipes beneath the baby pool which will be repaired after the pool is closed for the season.

OLD BUSINESS

No Old Business.

 

NEW BUSINESS

The Board discussed the request from homeowner JD Gordon, 4437 South 36th Street, to keep the pool open on weekends during September.  The Board said that in the past because of great community interest the pool was kept open for 2 weekends in September.  This year no one else has requested this.  It was felt that next year if there is enough interest expressed early enough it could be a possibility.  Availability of lifeguards in September and the signing of a contract for the desired weekends is required, and rain or shine the Arbor pays for additional weekends.

 

There was a motion to adjourn the meeting, seconded, and the meeting was adjourned at 7:40pm.
