BOARD OF DIRECTORS MEETING, February 25, 2003

BOARD MEMBERS PRESENT:               Pat Schoen, Tom McQuillan, Marilyn Beck, Jincy Boerner

 

MANAGEMENT PRESENT:                      David Pollard, Facilities Manager

Mike Maloney, CFM           

 

HOMEOWNERS PRESENT:                      Finance Committee Members:  Judith Greig,   Les Bergen, Vicki Langbein, Sandy Hodapp, Jim Mailor

 

The Board Meeting was called to order at 7:00pm.

 

The Minutes of the January Board Meeting were approved unanimously with no changes. 

 

VICE PRESIDENTS’ REPORTS:

Tom McQuillan, Treasurer, introduced Anne Plante, CPA, of Singleton & Bardowski, who presented the draft audit to the Board and Finance Committee members.  Anne noted that the Arbor was in excellent financial condition again.  She said that the Arbor’s expenses were lower than budget, and that was “a good thing.”

 

Marilyn Beck, VP of Buildings, stated that she had received feedback from committee members on the issue of propane fireplaces, and that there were 2 main concerns:  that the propane line NOT be laid on any common area, but in the back patio area of the unit, and that the Board receive copies of the Arlington County permits (3 needed) and a copy of the Arlington County inspection report.  Marilyn will prepare guidelines on this issue for the Board.

 

Jincy Boerner, VP of Community Affairs, noted that the pool was still covered in ice.

 

Tom McQuillan, Treasurer, stated that a  T-strip in the amount of $102,000 was redeemed in February 2003.  This money will  be used toward payment of the ongoing roofing project.

 

FACILITIES MANAGER REPORT:  David Pollard stated that the recent severe snowstorms of 12+ inches had caused ice dams on some Arbor roofs which resulted in water inside units.  He will visit these units to determine the amount of damage.

 

MANAGEMENT REPORT: Mike Maloney of CFM stated that it appears that the insurance industry may raise rates 20% this year.  All of this goes back to September 11.  Mike also reported that our “delinquencies are in great shape”---meaning that the Arbor currently has NO delinquencies!

 

It was noted that the Annual Election Meeting would be held on Thursday, April 24, 2003.  A deadline of Wednesday, March 12, was set for receipt of resumes from candidates for the one position to be filled.
