Minutes of Meeting

The President began the meeting at 7:00 pm.

REPORT OF THE OFFICERS

Robert Ingulli, Treasurer: Confirmed receipt of Anne Plant’s, the Arbor’s auditor, cover letter and 2005-2006 budget.

 

Marilyn Beck, President: Also, request a “last chance” urgent call for interested parties wanting to run for the two open Board positions in April to see the Facilities Manager for the submission form, all due March 14, 2007.

 

Susan Goldstein, VP Community Affairs: A new court rep is needed in Court 9; notice will be in the upcoming newsletter.

 

Another item for the newsletter: volunteers to help update and revise the Arbor Welcome Booklet.

 

James Moser, VP of Grounds: The recent snow and ice storms were dealt with adequately with minimal disruption or complaints. Job well done to the staff and support contractors!

 

Replacement of communal trash cans is in progress. The new trash cans will hav ea smaller opening to discourage placement of household trash.

 

Two trees were uprooted near the intersection of King Street and Taylor Street during the recent ice and wind storm. The Arbor is looking into purchasing a new chainsaw to handle low-level trimming. And Arlington County is responsible for trimming between the road and the sidewalk. The county came to remove the trees in danger of falling down along Wakefield. The county plans to do much replanting throughout 2007.

 

The newsletter should mention a call for volunteers for grounds planning and work: The "Green Thumb Club" is organizing for spring gardening.

 

Bill Jenkins, VP of Buildings: The 21 B-Unit building interior common-area hallways have been visited by Board members and the Facilities Manager to assess the color schemes. The basic color schemes that will be matched are blue, gray, and taupe. Plastering and applying fresh coats of paint to the walls above the chair rail, as well as the chair rail is underway for March; carpeting the entry-level and upstairs common-area hallways is expected to commence in late March 2007. Work is projected to be completed by April 2007. Reminder: New doorknobs and locks to the basement area where the water shut-off valves will also follow in the spring, and all residents will have new keys for access. Pending FY08 budget allocation and approval, the Board will look into updating the mailboxes in the B Units, as well.

 

 

REPORT OF FACILITIES MANAGER

Steve Kirkpatrick, Facilities Manager: Presented proposal and carpet details for New York Carpet & Rug, Inc.

 

Resident sewage backup bill came to $385 to have AAA snake line. Reminder needed in newsletter – The Association is not responsible for interior flooding: “Notwithstanding anything else herein to the contrary, the Council shall not be liable for any failure of the water supply or other services to be obtained by the Association or paid for as a common expense or by the co-owner of any unit, or any other unit or person, or resulting from electricity, water, snow, or ice which may leak or flow from or over any portion of the common elements or from any pipe, drain, conduit, appliance or equipment.” (Maintenance & Repair, Section 2, Page 8).

 

King Contracting is 40% complete on the roof in Court 2.

 

The Fairlington Fins have requested to use the Arbor pool June 2 – July 6 for morning meets and practices. Once details are scheduled, Arbor residents will be notified of schedules. We will prepare a standard release form for them.

 

Lawyer Peter Philbin has been contacted to draw up a letter explaining our bylaw as and enforcement there of for a matter in question regarding signage in residents’ windows.

 

Reminder: “For Sale” signs must either be placed in the foundation bed or between the sidewalk and the street—in the grass.

Mike Maloney, CFM Manager: Requested reminder of due date for submission of interested potential Board candidates.

 

 

OLD BUSINESS

Pending … a brief “new residents” letter outlining the most important community offerings and regulations would be of help. The VP of Community Affairs will reference the model letter from resident in Court 3, as well as the “Living in Fairlington Arbor” book to come up with an Arbor-wide Welcome Letter, as time permits. Related … a call for help from residents to revise and update the Living in Fairlington Arbor book will be in the March 2007 newsletter.

NEW BUSINESS

Anne Plante was not able to attend the meeting as expected. Steve will call to set a new date to review the audit and ask questions will be decided in March 2007.

 

Bus stops along Metro’s route are in poor shape in Fairlington. Metro returned Steve’s call, saying the will do a survey in about 30 days time to see what repairs and updates need to be done.

 

The next Board meeting is scheduled for Tuesday, March 23, 2007.
