BOARD OF DIRECTORS MEETING

MINUTES OF MEETING

 

BOARD MEMBERS PRESENT:               Pat Schoen, Jincy Boerner, Yvonne Calzada, Marilyn Beck

 

BOARD MEMBERS ABSENT:                  Robert Ingulli

HOMEOWNERS PRESENT:                      James Moser

 

HOMEOWNERS FORUM

 

James Moser wanted to discuss the possibility of receiving a variance to install either skylights or a dormer for an attic remodel for his interior Clarendon unit.

 

The President began the meeting at 7:15 pm.

 

ACTION ITEMS:

 

*Minutes of the April 26, 2005 Board Meeting were approved as amended..

 

*Pat Schoen, President, noted that there was no Board meeting in May because of lack of quorum.

 

*Pat Schoen reported that Wendy Deker, VP Community Affairs, had submitted her resignation from the Board because she has sold her unit and moved from Fairlington.  Pat praised Wendy’s excellent service to the community and noted we would still see her around the Arbor because of her Fairlington Felines business.  Pat said that a telephone vote was taken to ask Jincy Boerner to step back on the Board to serve the remaining months of Wendy’s term, and that Jincy had accepted effective June 1, 2005.

 

*The Board discussed the issue of requests for attic renewal. It was noted that no Arbor Board has ever approved any request that would cause the roof to be breached.  The roof is part of the common area and does not belong to the homeowner.  The Arbor is in the midst of a 20-year plan for replacement of the 50-year-old Bangor slate roofs and the asbestos-encapsulated roofs.  There are several alternatives for homeowners looking for an extra room:  a number of units already have dormers.  The Board has approved renovation requests for existing dormer units.  Also, end units whose roof line does not abut another building can receive a variance to install a window in the side of the building and thus finish the attic area.

 

MOTION:  To deny request for a skylight or dormer thus breaching the Association’s roof line.  The motion passed unanimously.

 

REPORT OF OFFICERS:

 

Marilyn Beck, Treasurer:   A Finance Committee Meeting has been scheduled for Tuesday, July 19 to review the proposed FY2005-2006 Operating Budget. The Finance Committee may review and make recommendations, but the Arbor Board of Directors has the responsibility to accept the Operating Budget before its submission to the entire community for approval.  Two T-strips matured in May:  One for $137,000 was placed in the Money Market, the other for $168,000 was reinvested in a 3-year CD.  In May we paid $78,000 to King Contracting for the slate roof in Court 3, and paid $32,500 to Lateral Lines for sewer line work.

 

Yvonne Calzada, VP Grounds:  Yvonne will hold a meeting with her Green Thumb volunteers who tend the flower beds in the common area.  She said that the bed in the pool area will be replanted with some new perennials soon. 

 

Jincy Boerner, VP, Community Affairs:  The annual Pool Party will be held Saturday, July 16 from 5-9:00pm.  The Association will provide hot dogs, buns, condiments, and sodas.  Residents are asked to bring a side dish to share.  The ancient grill is losing its metal legs and will be replaced before the Pool Party.  We have 2 returning lifeguards this season:  Israel Salas and Al Penaloza.  A new guard is Lukas Cerny who is from the Czech Republic.  

 

MANAGEMENT REPORT

 

The resealing and restriping of the parking lots is taking place now.  This is the second and final phase of the milling and repaving of the lots which started in summer 2004.  Notice to all residents appeared in the May Arbor Newsletter and when specific dates for the project were known notices were hand-delivered to all Arbor households—the same procedure as in 2004.
