BOARD OF DIRECTORS MEETING, March 25, 2003

BOARD MEMBERS PRESENT: Pat Schoen, Tom McQuillan, Marilyn Beck, Jincy Boerner

MANAGEMENT PRESENT: David Pollard, Facilities Manager

Mike Maloney, CFM

The Board Meeting was called to order at 7:00pm.

The Minutes of the February Board Meeting were approved unanimously with one correction.

Action Item: President Pat Schoen presented the election package for the Annual Election Meeting. There is one candidate running for the vacant position: Wendy Deker. The information will be forwarded to homeowners on April 2. After discussion the Board unanimously approved the contents of the packet, and directed CFM to attach return postage to the proxy envelope.

VICE PRESIDENTS’ REPORTS:

Marilyn Beck, VP of Buildings, reviewed the proposed Guidelines for Propane Gas Line Installation. The Board discussed the guidelines and agreed to approve them. The Board also approved the requests from two homeowners for ventless fireplaces with a propane line. David Pollard will send these homeowners a Variance Request letter/form along with the new guidelines.

Jincy Boerner, VP of Community Affairs, noted that the pool guidelines that were revised last year would be sent out to residents with the May newsletter. There are no changes to the guidelines this year.

Tom McQuillan, Treasurer, stated that the financials were in good shape. He indicated that he was pleased with the presentation last month of the Audit by Anne Plante of Singleton & Bardowski. The Board voted unanimously to accept the audit.

FACILITIES MANAGER REPORT: David Pollard stated that gutter replacement and painting of some units is underway. This activity is the result of the severe winter which caused ice dams on some Arbor roofs which resulted in water damage.
