Minutes of Meeting

 

Board Members Present:      James Moser, Bill Jenkins, Susan Goldstein

 

BOARD MEMBERS ABSENT:         Robert Ingulli, Marilyn Beck

 

MANAGEMENT PRESENT:             Steve Kirkpatrick, Facilities Manager

                                                            Mike Maloney, CFM Manager

 

HOMEOWNERS PRESENT:            Frank Bingham

 

 

The VP of Buildings began the meeting at 7:00 pm.

HOMEOWNERS FORUM

Frank Bingham had three comments to share with the Board:

  1. Representing the residents in Court 2, Frank expressed their pleasure with the landscapers’ “fine work” so far this year. They also expressed their gratitude for the proactive work Steve does to initiate needed repairs prior to residents’ filing a request. Frank mentioned the example of loose bricks that got a much-needed repair before he had a chance to even mention them to Steve.
  2. Frank also wanted to say how nice the newly power-washed and stained benches look throughout the Arbor, and that he hopes that deters squirrels from so aggressively nibbling on that wood.
  3. Frank, given his experience as a master gardener and active involvement in a large community bed, requested permission to move the outside two rows of ornamental grass by the pool to the other side to add visual balance. The Board approved his plan. Frank and James Moser will contact Karen Keyes, the pool chair, to make sure the pool committee is also okay with the idea.

 

 

REPORT OF THE OFFICERS

Bill Jenkins, VP of Buildings, on behalf of the President: The approved Resolution for PODS to homeowners needs to be shared with homeowners; Steve will send out the official Resolution.

 

Personal items have been noted being stored outside of patio fences. A reminder needs to be in the newsletter reminding residents that no personal items (including benches, grills, patio furniture, toys, etc.) may be placed outside of fences.

 

Comcast continues to lay telephone lines and cable lines above ground. Steve is following up with Comcast, but residents must be reminded that cables need to be run inside the owner’s fence and enter the residence through the first floor. Outside cables must be buried.

 

The B-Unit building renovation is making progress. Carpet laying is the next step. Residents will be notified of progress.

 

James Moser, VP of Grounds: The new landscapers have been very diligent in their efforts to mulch and edge the community, working even in rainy weather.

 

In the beginning of April, Community Landscape Services will be on property to treat turf for weeds. Once completed, yellow notices will be posted in the appropriate locations.

 

Arlington County offers a free water conservation kit. Contact information, for those interested residents, will be in the April newsletter.

 

Susan Goldstein, VP Community Affairs: Nothing new at this time.

 

 

REPORT OF FACILITIES MANAGER

Steve Kirkpatrick, Facilities Manager: Four candidates from the Arbor have stepped forward for the Annual Election in April.

 

Arlington has notified Fairlington of the upcoming 2007 paving season that begins in April and ends by November. Residents need to be reminded to watch for temporary “NO PARKING” signs, which will be posted two days prior to work starting. All vehicles must be cleared from the street in question or face towing.

 

Residents have called to compliment Steve and the crew’s work on fixing up the light poles and replacing the old crackled lenses throughout the Arbor. One resident gladly noted her appreciation for the cleaner, brighter-looking lights.

 

The current power-washing and coating of the wood features throughout the community is done with a teak-approved preservative.

 

A couple of residents have contacted Steve as being interested in revising the “Living in Fairlington Arbor” welcome booklet.

 

 

 

REPORT OF MANAGEMENT

Mike Maloney, CFM Manager: Presented Annual Election Meeting packets to be mailed to homeowners, including four résumés of interested candidates to serve on the Board. A correction is needed before the packets go out to reflect the meeting location in the North Fairlington Villages Community Center at 3001 Abingdon Street, 7:30 pm, April 25, 2007. Reminders are needed in the newsletter, as well.

 

 

OLD BUSINESS

Pending … a brief “new residents” letter outlining the most important community offerings and regulations. The VP of Community Affairs will reference the model letter from resident in Court 3 to develop a new Welcome letter, as time permits.

The next Board meeting is scheduled for Tuesday, April 24, 2007. And the Annual Election meeting is scheduled for Wednesday, April 25, 2007.
