MINUTES OF MEETING

HOMEOWNERS FORUM
Jim Moss
had a third sewage backup May 23, 2006 on 36th St. They have a
basement, lower level unit. They snaked today, didn’t find anything, and the
toilet started working again. If it’s Arlington County’s line, Moss should
camera. Next time, if there’s standing water in clean out, we need to find out
if the County has a back up first.
Jim
brought three concerns to Board about rain water drainage and mosquitoes,
pruning a big maple tree, and election signs posing an eyesore in the grassy
areas. The election signs are on Arlington County property, and thus not the
Arbor’s jurisdiction.
The President began the meeting at 7:00 pm.
ACTION ITEMS:
· Minutes of the April 25, 2006, Board Meeting were approved as amended.

The
Board discussed the issue of request for attic windows.
MOTION:
REPORT OF OFFICERS:
Pat Schoen, VP Buildings: Roof in Court 2 is done, so both roofs for 2006 budget (both in Court 2) are completed. Painters are now in Court 3, having done Courts 8 and 9. Next is Court 5. After the major painting is done, they will come back to paint the doors.
Marilyn Beck, President: The Board confirmed that the Arbor Community has a regular pruning schedule. Marilyn Beck asked for additional info, i.e., percentage (Mike Maloney will call her), and some more formal language, for the minutes of the Election Meeting.
Yvonne Calzada, VP Grounds: Another
homeowner requested the large trees on 34th Street be trimmed. As
this is Arlington County property, the responsibility to trim those trees is
that of the county’s. The Board made note that request forms for tree trimming
aren’t available until the summer for fall trimming.
Yvonne will submit receipt for recent flowerbed
work.
Susan Goldstein, VP
Community Affairs: The pool is ready for May 27 opening. The annual Pool
Party—and farewell to Dave Pollard—will be held Saturday, June 17, from 5-9:00
pm. The Arbor will provide hot dogs,
buns, condiments, and sodas. Residents
are asked to bring a side dish to share.
MANAGEMENT REPORT
One
homeowner’s unleashed dog bit another homeowner. A reminder will go in the June
newsletter that dogs, by county law, must be kept on a leash, or the negligent
owner could be ticketed and fined $50.
Changed
motor in wading baby pool; three fuses that run the main pool motor that needed
to be replaced have been replaced.
Management
provided a copy of the CFM Management Services’ delinquent report dated April
30, 2006; financial statements for review; a newsletter from the attorneys
regarding telecommuting and document notarization. Board reviewed
correspondence to Webster re: vehicle use of service road. No further written
clarification is needed for Webster at this time.
OLD BUSINESS
Joan
Wadleton’s request for two windows to be added to her end unit attic: All Board members were consulted prior to meeting.
At some point, we may need to put guidelines together of what size windows are
okay to put in. The motion was approved and passed unanimously.
NEW BUSINESS
Marilyn
Beck expressed concern about cigarette butts being tossed into common areas.
Item will be included in June newsletter, reminding of proper disposal,
especially given the fire hazard of flicking butts on dry grass, given our very
dry weather.
There was
a motion to adjourn the meeting, seconded, and the meeting was adjourned at
8:15pm.
