Minutes of Meeting

The President began the meeting at 7:00 pm.

HOMEOWNERS FORUM

None.

 

REPORT OF THE OFFICERS

Terry Ruth, VP of Buildings: Noted that some exterior overhangs and eves are rotting. Painters are taking pictures to assess the situation. Some residents are complaining about the painters leaving paint chips behind, outdoor pots being broken, etc. The Facilities Manager will talk with the painters about being more careful and stress the need to put ladders away neatly and tucked away at night. The Facilities Manager will also send out notices to court residents prior to exterior painting taking place so residents may move outdoor items in danger of getting knocked down. Courts 7, 6, 4, and 11 are all being painted. Of note, the quality of the painting job the crew is doing is great. The work is anticipated to be complete by late July.

 

Susan Goldstein, VP Community Affairs: The Pool Committee will arrange the new pool chairs on Friday evening before the pool opens. Six new umbrellas are on order, arrival date to be determined. Pool rules and passes have been distributed to residents. The pool opens this coming Saturday! The Arbor management is planning a community potluck for June 9. The pool committee is planning wine and cheese nights (3rd Fridays of month), as well as family fun pizza nights (4th Fridays) throughout the pool season. Confirmed dates will be posted at the pool and sent to residents in the monthly newsletters. Also the Fairlington Fins will be using the pool in the first week of July. Exact dates and times will be posted by the pool and sent out in the next newsletter.

 

The Pool Committee, the Facilities Manager, and pool staff met and determined several things. Among the high-level highlights: they’ll all work together to keep the pool area clean and picked up—including the baby pool—throughout the season, including wiping down the furniture during the middle of the season to extend their life. Pruning to be done. The idea of getting a soda machine is still being researched.

 

And, thanks to the Facilities Manager and staff for so quickly addressing a fallen, broken lamp post in Court 4.

 

Marilyn Beck, President: Reminder in newsletter, bylaws state that to formalize a complaint, it must be submitted in writing. Recently, the tot lot had vandalism—eggs and kids starting fires. The Facilities Manager has already pruned and cut back the shrubbery and plants in that area for better visibility, but all residents will need to help keep an eye out for mischief makers.

 

And, on behalf of James Moser, VP of Grounds: New trashcans are being installed. Maintenance crew is doing a great job with mowing and edging. Lateral Liners is starting this year’s contracted sewer lining that will result in some digging and heavy equipment on the property, specifically around Courts 7 and 8. Also, reminder, Arlington County has approved a sewer rate increase of 15%. The Finance Committee will need to reflect a response to this increase in the coming budget and homeowner fees.

 

REPORT OF FACILITIES MANAGER

Steve Kirkpatrick, Facilities Manager: New weather stripping is needed for the B-Unit building main, common entry doors.

 

Thanks to Bill Jenkins for doing much needed analysis for the Finance Committee: trend lines for every part of the budget.

 

PODS resolution needs to be passed out to residents.

 

Remind residents in newsletter: Arlington has notified Fairlington of the 2007 paving season April through November. Watch for temporary “NO PARKING” signs, which will be posted two days prior to work starting. All vehicles must be cleared from the street in question or face towing.

DISCUSSION ITEMS

We will wait until June to

  • Discuss polling the residents who live near the fence at the ends of the King Street/36th Street South corridor to assess interest in an extension of the fence to prevent trespassers. The Board needs to determine if funds are available this budget year, or possibly the next one.
  • Assess next step regarding the remaining proposals for the 36th Street corridor.
  • Determine if more can be done, by Arbor staff to save money, regarding the drainage issues along the King Street corridor, including the “lake” of water that forms after it rains and attracts mosquitoes.

Wait until September to

  • Evaluate the idea of installing arbors throughout the Arbor, pending advice from the Finance Committee.

 

 

NEW BUSINESS

Mike will contact lawyer Peter Philbin concerning TV satellite placement in relationship to height of Arbor fences and our historical designation.

 

The next Board meeting is scheduled for Tuesday, June 26, 2007.
