BOARD OF DIRECTORS MEETING, November 26, 2002

BOARD MEMBERS ABSENT:                  Geoff Thomas           

 

MANAGEMENT PRESENT:                      David Pollard, Facilities Manager

Mike Maloney, CFM           

 

The Board Meeting was called to order at 7:00pm.

 

The Minutes of the September Board Meeting were approved with several changes.  It was noted that there was no meeting in October because of lack of a quorum.

 

VICE PRESIDENTS’ REPORTS:

 

Marilyn Beck, VP of Buildings,  indicated that she has received feedback about  the issue of  exterior exposed wiring for heat pumps from all but one committee member. The committee believes that a downspout structure to hide any outside wiring is required.

 

Tom McQuillan, Treasurer, stated that the financials look good.  He indicated that the next T-strip would mature in February 2003.  There is an unaudited surplus of $48,610 at the end of the fiscal year.  Lastly, but certainly not least, there are NO delinquencies this month on the homeowners assessment account. 

 

DISCUSSION ITEMS:

The Board discussed the wording of the proxy ballot that has been reviewed by our attorney Peter Philbin.

 

Mike Maloney of CFM indicated that in the legal filing by former Arbor resident Sue Ann Haenig that on December 6, 2002, she must file a Bill of Particulars that indicates the reason for her lawsuit.  Mike said that the insurance company is the one who will make the decision of going to trial or not on this case.  A trial date of January 28, 2003, has been set.

 

David Pollard said that Les Bergen made a request for a handrail on his steps to accommodate his elderly mother-in-law who will be moving in.  The Board approved this request.
