The President began the meeting at 7:00 pm.

 

 

HOMEOWNERS FORUM

Alicia Sutherland and Bill Hicks submitted a letter requesting tree removal and replacement in Arbor Court #3 on S. Utah St. Said tree is diseased. Facilities Manager has gotten bid on removal costs from AAA tree removal service.

REPORT OF THE OFFICERS

Susan Goldstein, VP Community Affairs: This past pool season and the extended two weekends in September were a success. Both pool parties for Arbor residents (one in honor of Dave Pollard for his years of service as Facilities Manager and one in honor of the end of the season) were well attended.

 

A committee will be formed closer to the next year’s pool season to address pool furniture maintenance. Pool furniture is routinely looked at in regard to re-strapping and/or power washing options, including a loaner from Mike Maloney for testing. The pool building doorways and baby pool fence will also be examined.

 

We had $3,500 in FY06 budget, but needed to replace pump and patching in main pool and jackhammer some work in the baby pool last fall, which came to $5,400.

 

Robert Ingulli, Treasurer: Preparing for Annual Budget Meeting, scheduled for September 27, 2006, at the North Fairlington Community Center at 3005 Abingdon Street.

 

Yvonne Calzada, VP of Grounds: Facilities Manager has had Arbor employees trim large trees and remove large, dead limbs on trees all around the Arbor.

 

Reported from Police statement of a vandalism incident to unlocked car. Individual in question is in police custody. Police remind residents to lock car doors and not leave valuables visable inside of vehicles.

 

Residents must be reminded to turn off water valves to winterize their homes.

 

Submitted two week resignation notice, effective September 26, 2006. Leaving to pursue PTK (national honor society) volunteer work.

 

Marilyn Beck, on behalf of Pat Schoen, VP Buildings: Effective immediately, Pat Schoen submitted her resignation. After 13 years on the Board, we thank Pat for her valued service.

 

Marilyn Beck, President: Board will consider appointments at the October meeting.

 

 

REPORT OF FACILITIES MANAGER

Steve Kirkpatrick, Facilities Manager: Has escorted Board members on walking tours along back side of 36th St. South (along King Street) to better view status of trees and grounds.

 

Cost of removing diseased tree in Court #3 will be offset, so pole tree-trimmer was purchased for Arbor employees to do some lower-level tree trimming. Total cost from AAA tree trimming service throughout Arbor, including removing diseased tree and grinding of stump, comes to $4,450, out of FY06 budget. The replacement of the tree will be addressed in the spring 2007 and will be part of the FY07 budget.

 

Request to remind community in newsletter about keeping an eye on vendors who string cable across patios and spill paint down storm drains.

 

 

REPORT OF MANAGEMENT

Mike Maloney, CFM Manager: Correspondence - Ed Hilz, Conservation Representative for Fairlington-Shirlington Neighborhood, has passed along a series of tentative dates (September 2006-May 2007) regarding the Arlington County water main improvement project in Fairlington. Once dates are confirmed, Arbor residents will be notified in advance of scheduled Arlington County water shut-offs.

 

E-mails from Arbor resident Chris Webster regarding authorized access road were shared. CFM Manager’s and Facilities Manager’s use of parking pad and access road is authorized. The Board determined that no edits regarding this matter to approved minutes from an earlier meeting are needed at this time.

 

Will report on Arbor attorney, Peter Philbin’s response regarding PODS (portable storage devices) used in residents’ reserved parking spaces at October meeting.

 

 

NEW BUSINESS

Proposal from Living Color landscapers is similar contract to last year. Contract discussion to be tabled until a later meeting.

 

Pool maintenance will be further addressed by Arbor pool committee in spring 2007. An inventory of pool supplies and prioritized list are needed. Arbor residents Karen Keyes and Paul Ferguson have expressed an interest in being on the upcoming committee.

 

A committee needs to be formed to address some improvements to our B-Unit common area interiors.

 

 

EXECUTIVE SESSION

Board went in to Executive Session.

 

 

The next Board meeting is scheduled for Tuesday, October 24, 2006.
