MARCH 28TH BOARD MEETING

POOL CONTRACTOR. The Board approved the Pool Committee recommendation that World Pool Service serve as the contractor for this year's pool season. The proposed contract is for $24,980 which is under budget.

ALTERNATE MEETING LOCATION. Renovation of the Fairlington Community Center is expected to commence this Fall. The Board selected the Fairlington Methodist Church as an alternate meeting site for Board and Committee meetings during the renovation.

APRIL 25TH BOARD MEETING

CONTRACT PROPOSALS. The Board approved the following contract proposals:

  1. $24,045 from Dominion Paving & Sealing to replace concrete sidewalks, curbs, and gutters throughout the Glen.
  2. $11,900 from James R. Walls Contracting Co., Inc. to replace chimney caps in Courts 9, 10, and 11.
  3. $25,258 from Dwyer Service Corporation to replace two sewer lines in Courts 12 and 13.
  4. $3,066 from Living Colour Landscaping for Spring plantings.

POOL COMMITTEE

Grab your towels and lotion and get ready! Our pool will open on Saturday May 27th at 10:00 A.M. We are very excited about our new pool management company, World Pool Service, Inc. They come to us highly recommended and we're confident that we are going to have a safe and fun summer at our pool.

Each household should have received and returned their Activity Pass applications. Soon we should be receiving our passes and a copy of the pool rules. Please review these rules carefully. If you have not received your passes by May 20th, contact Legum & Norman. In order to enter the pool you must have your activity pass with you.

SECURITY COMMITTEE

Now that Bob Patrician has assumed his duties as a member of the Board, it will be necessary to find a replacement for him as the Chair of the Security Committee. If you are interested, please contact Bob and let him know.

SEWER REPLACEMENT

Our terra cotta sewer lines continue to deteriorate despite vigilant maintenance so the Board has instituted a replacement program for problem lines. This year's effort consists of the replacement of two lines in Courts 12 and 13 starting in May. Legum & Norman will send details of the proposed work to residents in the affected courts and the Board is committed to keeping any inconvenience to a minimum. Please bear with us as the program continues. While it will be disruptive, it is essential in order to reduce the possibility of sewer backups.

WATER HEATER LITIGATION

There is a class action litigation for persons who have owned or currently own a water heater manufactured by Rheem Manufacturing Company, A.O. Smith Corporation, Bradford White Corporation, American Water Heater Company, Lochinvar Corporation and State Industries, Inc. that contains a dip tube manufactured, supplied or sold by Perfection Corporation between August 1993 and October 1996 and the water heater or dip tube was purchased prior to September 8, 1999. Allegedly the dip tubes may deteriorate causing various forms of property damage including clogged plumbing lines and fixtures, decreased hot water, and decreased water pressure. RICKY'S CORNER
  1. We are investigating potential contractors for brick repair on porches and steps. The repairs will commence as soon as the contractor is selected, dependent on the weather.
  2. Another preventative maintenance on problem sewer laterals will be conducted during May. Please help us avoid sewer backups by not putting sanitary napkins, dental floss, baby wipes, paper towels, condoms, tampons, diapers, etc. down the commode.
  3. Plumbing backups that are not caused by blockages in the external sewer laterals are your responsibility. One thing to watch is the garbage disposal since items such as fruit peels, coffee grounds, and oil can cause a solid mass in the pipes. To check on whether a blockage is internal or external, flush the basement commode. If it flushes the problem is internal and the blockage is not a Glen responsibility.
  4. The crew will be cleaning out the gutters in May so don't be surprised if you see us with our ladders in your back yards.
  5. While infrequent, vandalism does occur. For example, the plexiglass on the tennis court bulletin board was recently replaced and broken the next day. Please watch for any suspicious activities and let Ricky know immediately.

REMINDERS

MEMORIAL DAY. Memorial Day is Monday, May 29th. Please do not put trash out since it will not be picked up. Regular trash pickup will continue on Tuesday, May 30th. Have a wonderful holiday weekend.

RED REFLECTORS. Now that spring is here, our landscape contractor will be a frequent and welcome presence. If you do not want the contractor to prune the shrubs around your unit, put a red reflector in the front bed. The contractor will continue to perform routine mulching and weeding, but shrub maintenance becomes a co-owner responsibility. If the shrubs are not properly maintained, the co-owner will be notified and will have 30 days to perform the necessary maintenance. If this is not done, the contractor will be directed to maintain the shrubs at the co-owner's expense.

FENCES. Planters can not be hooked over the top ledge of the fences. Please note that co-owners are responsible for the expense of repairing damage to fences caused by excessive wear and tear and by circumstances within the co-owner's control.

PLANT BEDS. Pots, trellises, or other structures are not to be placed in any of the common plant beds including those in front of your unit. There is to be no edging around the plant beds other than that provided by the Glen's landscape contractor or, in a few cases (e.g., provide a retainer on a sloping area), through co-owner submission and Board approval of a landscape variance request. Additional information can be found in the Plant Bed Edging Policy (pages 4-7 and 4-8 of the Handbook).

B-UNIT FRONT DOORS. The common front door of the B-Units may not be left open. This is a violation of the Arlington County Fire Code and has the potential for attracting rodents.

GLEN APPEARANCE. The appearance of the Glen is something that should concern us all. Personal items (e.g., bicycles, scooters, baby carriages, toys) left in the common areas or on the front porches are unsightly and detract from the enjoyment of the community by your neighbors. Please make sure that these items are put away as soon as possible after use.

RECYCLING. Please note the recycling does not need to be sorted prior to being placed in the containers. This is done after the recyclables are picked up so feel free to mix your glass, plastic, and aluminum.

Please be courteous and don't call these people at home ... they will take care of your concerns as soon as possible.

HANDBOOK. All residents and co-owners should have a copy of the Fairlington Glen Handbook dated November 1999. Please review it occasionally since it provides essential information to ensure that you and your neighbors enjoy the wonderful experience of living in the Glen.

All Glen meetings are held in the Fairlington Community Center at 3308 South Stafford Street. All residents are welcome.
