JUNE 3RD BOARD MEETING

PATIO RESTORATION. The Board approved a bid from Masonry Specialist, LLC to restore a patio, destroyed during the recent sewer replacement, to its original condition at a cost of $8,000.

OPENING ON BOARD OF DIRECTORS

The Board thanks those who volunteered to serve on the Board as a replacement for Arturo Lopez who resigned effective 1 May. The Board reviewed the candidates at the June meeting and selected Charles Robbins to serve for the remainder of the term which will end at our November Annual Meeting.

GLEN BUDGET COMMITTEE

If you are interested in serving on the Glen Budget Committee (which will be putting together the budget for 2004) please call Bob Patrician at 703-379-4379 by July 1st. Bob plans to hold the first Budget Committee meeting at the Fairlington Community Center on South Stafford Street on July 8th at 7:30pm.  An alert to committee chairs: Bob will be contacting you over the next few weeks to ask you to prepare your budgets for 2004.

PLUMBING REPAIRS/WATER CUTOFF

Arlington County must cut off the main water valve whenever repairs are needed. If you have scheduled a plumbing repair that requires that the main water valve to the court be shut off, you must take the following steps:

Bring a check for $25, payable to Fairlington Glen, prior to the cutoff date. The county will charge the Glen $25 for every water cutoff, and will only bill the Glen since we hold the master account.

If you have an working-hours emergency, call Ricky to cut off the water and he will notify the county. If you have an after-hours emergency, call the county at 703-228-6555 and leave a message for Ricky informing him of the problem and the actions taken. There will still be a $25 charge for emergency cutoffs.

BEDROOM EXITS

Co-owners who convert attic and basement areas into bedrooms should be aware of the regulations related to exits that are used by Arlington Code Enforcement officials in approving, denying, or inspecting plans for these conversions. The applicable portions of the Council of American Building Code regulations (1995 Edition) pertaining to required windows and exits necessary for rooms used for sleeping purposes are as follows:

REMINDERS

INSURANCE. If you experience a sewer backup, the Glen's insurance policy only covers the cleanup of this mess. Any damage caused by this unfortunate incident is the residents' responsibility. It is therefore important for residents to have their own insurance to cover these types of disasters. Please check your policies to make sure that you will be covered for the replacement value of items if such an emergency occurs.

VARIANCES. Changes to a unit, including both exterior appearance and interior structural modifications, require permission from the Board prior to the start of work. If you desire to make any changes to your unit, please refer to Chapter 5 of the Fairlington Glen Handbook. If there is any doubt regarding the need for a variance, please check with the applicable individuals listed in the Handbook before taking action.

HOSES. Please put hoses away as soon as you finish watering the grass and plants around your units. Hoses that are left out for extended periods are unsightly, a liability hazard for those walking or playing in the area, and an impediment to our landscape contractor during grass cutting and other efforts.

POTTED PLANTS. You can plant flowers and small shrubs in containers but there are some restrictions. These containers can not be placed in common plant beds including those in front of your units, they can not obstruct pedestrian traffic in or out of units, and they must be carefully maintained with regular attention to watering and ensuring they do not become unsightly.

B-UNIT FRONT DOORS. The common front door of the B-Units may not be left open. This is a violation of the Arlington County Fire Code and has the potential for attracting rodents.

ALLEYS. The alleys between courts are there for maintenance and emergency access. While residents can use the alleys for moving items from vehicles to units, parking for any length of time is prohibited and the vehicles are subject to being towed without notice.

DOGS. Dogs are to be kept on a leash at all times. No dog is to be tethered to any object in the common areas. Dogs are not permitted to run free except in designated "off-leash" exercise areas in Arlington County. The closest dog exercise area to the Glen is currently at Utah Field. In addition, please pick up the deposits left by your dogs. There are trash receptacles throughout the Glen where the bagged goodies can be deposited.

REPORTING PROBLEMS. If possible, use email (ricksolfg@aol.com) for routine maintenance requests. You can also contact Ricky and the chairpersons of the Landscape Subcommittee and Pool Committee at 703-820-9567. Leave a message by pressing "1" for the Landscape Subcommittee and "2" for the Pool Committee. For Ricky, wait for the tone after the recorded message or press "9" or "#" to end the recorded message. If you have an after-hours emergency or can not reach Ricky after a reasonable time, call the Legum & Norman 24-hour emergency repair number ... 703-600-6000. In all cases include your address and phone number and, for phone reports, speak slowly and repeat this information to ensure it will be understood.

HANDBOOK. All residents and co-owners should have a copy of the Fairlington Glen Handbook dated November 1999. Please review it occasionally since it provides essential information to ensure that you and your neighbors enjoy the wonderful experience of living in the Glen.

All Glen meetings are held in the Fairlington Community Center at 3308 South Stafford Street. All residents are welcome.
