Capitol Painting will return to Courts 9-12 shortly to paint all exterior wood surfaces and replace broken and rotted wood in such areas as porch columns and porch ceilings. If you live in one of these four courts and feel that there is a problem, please call the maintenance office or your court representative to make sure that the problem is included on our list. Glen Board Member Bob Patrician will be assisting Ricky Solares in the oversight of this contract. Please feel free to contact Bob (703-379-4379) if you have any problems with the painting project as it proceeds.

Water leaks are expensive to the Glen and may waste thousands of gallons of water. Potential sources for leaks include washers in faucets and shower heads, washing machine hoses, ice maker lines, HVAC units, and dishwashers. It is recommended that residents inspect their homes quarterly. It is also prudent to equip showers, sinks, and tubs with drain screens to catch the debris, hair, and bits of soap that can cause clogs and back-ups.
During the quarterly inspection residents should check all exposed pipes for leaks and check all faucets for leaks or corrosion. Inspection of the rubber connecting hoses for dishwashers and washing machines is essential since, contrary to what some believe, such hoses do not last forever. Because these hoses wear from the inside out, a visual inspection will usually not reveal any worn spots and these hoses should generally be replaced every three to five years, or sooner if evidence of rot appears.
The most substantial loss of water can come from our bathroom toilets:
If you are concerned about your washing machine hoses, which can fail on a regular basis, you may want to consider Floodchek hoses which carry a guarantee of 20 years. Information on these hoses can be found on the Floodchek website (http://floodchek.com/index.htm) which provides a description and both a phone number and email address. These hoses may be of particular interest to the "B" unit owners since a ruptured hose could result in significant liability due to damage to the unit below them. Please note that this is not an endorsement of the product. While the Board can find nothing negative regarding these hoses, the Board can not endorse any specific product and purchasers must rely on their own judgment.
While its hard to believe that we will ever need to water our grounds considering the amount of rain we have been experiencing, we should be prepared both for the care of new plantings which will be going in shortly and the onset of summer with lots of sun. When these events occur, we will need your help in watering the landscaped areas around your units. Particular attention should be paid to new plantings and the saplings along the Quaker Lane tree line which require water several times a week to ensure their survival. In addition, please water the lawns that border our beautiful street trees where the root structures grow. Watering the mulch under the trees or placing hoses next to the trunks does not allow the trees to take in any water ... placing a sprinkler along the front and side yards that border our trees allows the roots to receive water. When the rain finally stops and things dry out, please help us ... this is your community and our landscaping increases the value and beauty of the Glen.
As was mentioned last month, we now have email capability in the Maintenance Office. Residents are requested to use email for routine maintenance requests to ensure the maintenance staff has a clear understanding of the problem and the address and phone number of the affected resident. Many of you have already done so and its appreciated. The email address is ricksolfg@aol.com. The phone is still available for emergencies or for those without an email capability, as well as contacting the chairpersons of the Landscape Subcommittee and the Pool Committee. If you leave phone messages for these people, please remember that your phone number and address are essential and must be understood. Please speak slowly when providing this information and consider repeating it to ensure it will be understood by those accessing your messages.
GLEN APPEARANCE. The appearance of the Glen is something that should concern us all. Personal items (e.g., bicycles, scooters, baby carriages, toys) shall not be left in the common areas or on the front porches since they are unsightly and detract from the enjoyment of the community by your neighbors. Please make sure that these items are put away after use.
PATIO TRASH. Spring has arrived and we really appreciate residents taking care of their patios. However, please remember that any debris and trash placed outside the patio gate, near the community trash barrels, and on the lawn will not be picked up. Please keep these items in your patio overnight and place them in front of your unit for the morning trash pickup. Please be considerate of your neighbors and help to maintain the looks of the Glen.
FENCES. Our fences are part of the common areas and must be treated accordingly. While the Glen repairs and replaces fences as needed, co-owners are responsible for the expense of damage caused by excessive wear and tear and other circumstances within the co-owner's control. Examples of things that are not permitted are:
LANDSCAPING IN COMMON AREAS. Residents should be aware of the Glen's policies regarding landscaping in common areas. These policies, found in the Fairlington Glen Handbook on pages 4-7 and 4-8, address plantings in front and side beds, containers/hanging plants, plant bed edging, use of red reflectors, and vines.
PLEASE NOTE. Vines such as ivy are not allowed on building facades and fences due to the damage they cause. Co-owners will be responsible for any damage and will be asked to remove them. If the co-owners do not remove them, the Glen will do so at the owners' expense.
PESTICIDES. The use of pesticides by residents in the common areas is not permitted. The Glen has a "no pesticide" policy and any deviations from this policy (e.g., use of environmentally safe pesticides or situations requiring more extreme measures) will be implemented by our landscape contractor only after approval by the Board.
COMMON AREA TREES. Trees in the common areas will be maintained by the Glen and its contractors, and residents are not authorized to prune them. In addition, these trees are not to be used as for recreation ... do not hang swings from them and see that your children are not climbing or defacing them. If a problem is detected, please notify the Landscape Subcommittee.
PATIO TREES. Patio trees are your responsibility. Please keep them trimmed so they do not impinge on the roofs or gutters. If you want to plant a tree in your patio area, you need approval from the Landscape Subcommittee to ensure it conforms with species appropriate to small spaces, and from Ricky to ensure that sewer and water lines are not affected.
SIDEWALKS. Many parents allow their children to draw on the sidewalks with chalk. This is acceptable; however, please ensure that the chalk is washed off the sidewalks once your children have finished their artistic endeavors.
ILLEGAL PARKING. Towing is only allowed from your assigned parking space. You must have a towing code (call Barbara Walsh at 703-848-4332). Cars parked on the grass, double parked, parked in the entrances to the courts, or impeding the flow of traffic in the courts can only be towed by a Board member or an agent of Legum and Norman. Note that parking in front of the handicapped ramps to the sidewalks could result in a ticket from the Arlington Police, so play it safe and don't park there.
HANDBOOK. All residents and co-owners should have a copy of the Fairlington Glen Handbook dated November 1999. Please review it occasionally since it provides essential information to ensure that you and your neighbors enjoy the wonderful experience of living in the Glen.
All Glen meetings are held in the Fairlington Community Center at 3308 South Stafford Street. All residents are welcome.
