The Annual Meeting will be held on November 6th in the Fairlington Community Center. You should have received your meeting package including proxy forms. Please return the proxy forms as soon as possible, whether or not you plan on attending, to ensure the necessary quorum to conduct business. Proxies should be mailed to Legum & Norman or given to your Court Representative or a Board member before the meeting. Please follow the instructions for completing the proxy since failure to do so will disqualify it. Your proxy is important, so please return it promptly.
Arlington County must cut off the main water valve whenever repairs are needed. If you have scheduled a plumbing repair that requires that the main water valve to the court be shut off, you must take the following steps:
If you have a working-hours emergency, call Ricky to cut off the water and he will notify the county. If you have an after-hours emergency, call the county at 703-228-6555 and leave a message for Ricky informing him of the problem and the actions taken. There will still be a $25 charge for emergency cutoffs.
There have been a number of instances where the water supply to an entire court has been shut off without the knowledge of the residents. If a non-emergency shut-off is known by Ricky well in advance, he will inform the affected residents. If an emergency situation arises and Ricky has to shut off the water, it may not be feasible to notify the affected residents since repairs may take precedence. Hopefully residents will understand that a flooded unit is more distressing than a temporary lack of water. If a resident plans on having a plumber repair something that will require shutting off water to other units, please inform the affected residents in advance so they can plan their schedules accordingly.
Co-owners who convert attic and basement areas into bedrooms should be aware of the regulations related to exits that are used by Arlington Code Enforcement officials in approving, denying, or inspecting plans for these conversions. The applicable portions of the Council of American Building Code regulations (1995 Edition) pertaining to required windows and exits necessary for rooms used for sleeping purposes are as follows:
Please remember that we now have email capability in the Maintenance Office. Residents are requested to use email for routine maintenance requests to ensure the maintenance staff has a clear understanding of the problem and the address and phone number of the affected resident. The email address is ricksolfg@aol.com. The phone (703-820-9567) is still available for emergencies or those without an email capability.
If you need to contact Ricky or the chairpersons of the Landscape Subcommittee and the Pool Committee by calling 703-820-9567, please remember that your phone number and address are essential and must be understood. Please speak slowly when providing this information and consider repeating it to ensure it will be understood by those accessing your messages.
VINES. Please remove ivy, vines, or anything else that is sticking out between the slats of your patio fences or on building facades since they can cause significant damage. If this situation is noted the co-owners will be asked to remove them; however, the co-owners are responsible for any damage that is caused and if they are not removed by the co-owners the Glen will do so at the co-owners' expense.
VARIANCES. Changes to a unit, including both exterior appearance and interior structural modifications, require permission from the Board prior to the start of work. If you desire to make any changes to your unit, please refer to Chapter 5 of the Fairlington Glen Handbook. If there is any doubt regarding the need for a variance, please check with the applicable individuals listed in the Handbook before taking action.
ILLEGAL PARKING. Towing is only allowed from your assigned parking space. You must have a towing code (call Barbara Walsh at 703-848-4332). Cars parked on the grass, double parked, parked in the entrances to the courts, or impeding the flow of traffic in the courts can only be towed by a Board member or an agent of Legum and Norman. Note that parking in front of the handicapped ramps to the sidewalks could result in a ticket from the Arlington Police, so play it safe and don't park there.
REPORTING PROBLEMS. You can contact Ricky and the chairpersons of the Landscape Subcommittee and Pool Committee by calling 703-820-9567. You can leave a message by pressing "1" for the Landscape Subcommittee and "2" for the Pool Committee. To leave a message for Ricky, wait for the tone at the end of the recorded message or press "9" or "#" to end the recorded message and go to the tone. Please be courteous and don't call these people at home. If you have an after-hours emergency maintenance problem or can not reach Ricky after a reasonable time, please call the Legum & Norman 24-hour emergency repair number ... 703-600-6000
HANDBOOK. All residents and co-owners should have a copy of the Fairlington Glen Handbook dated November 1999. Please review it occasionally since it provides essential information to ensure that you and your neighbors enjoy the wonderful experience of living in the Glen.
