SEPTEMBER 4TH BOARD MEETING

 

REPAVING AND CONCRETE REPLACEMENT. The Board approved a bid from Dominion Paving & Sealing for Court 9 including excavating and replacing the asphalt in the parking lot and striping the lot, replacing sidewalks, and replacing the concrete curbing and gutter at a cost of $43,830.

 

 

ANNUAL MEETING

 

The Annual Meeting will be held on November 8th in the Fairlington Community Center. In addition to approval of the 2002 budget, there will be an election for one opening on the Board of Directors. If you are interested in serving on the Board for a term of three years, you need to complete a candidate profile and provide it to Mike Hahn for inclusion in the package for the meeting. If you need the format for the profile, contact Mike at 703-578-3138. The schedule of events leading up to the Annual Meeting is as follows (dates are “not later than”):

                 September 27th     proposed budget and proxies mailed to co-owners

                 October 11th         budget amendments provided to Legum & Norman

BUILDING AND GROUNDS COMMITTEE

 

SEPTEMBER MEETING. Prior to the regular Building and Grounds Committee meeting at 7:30pm on September 18th, there will be an open forum with Ricky from 7-7:30pm. If you have any questions for Ricky or any items you would like to bring to his attention, please join us.

 

 

LANDSCAPE SUBCOMMITTEE

 

SEPTEMBER MEETING. Arlington County has canceled all meetings in the Community Center for the second week in September. The September 11th meeting will therefore be held at the Bradlee Starbucks at 7pm.

 

 

RICKY’S CORNER

 

        We appreciate the consideration and understanding shown by the residents affected by the sewer replacement in Court 8. This work should be completed by mid-September.

 

        The roof replacement in Court 9 is just about done. We are checking with the contractor on a daily basis to ensure they clean up their debris to the extent feasible. If any of the Court 9 and Court 10 residents affected by this work note discrepancies once the work is completed, please let Ricky know.

 

        Once the Court 9 roof replacement is completed, the contractor will start on the roof in Court 7 which will affect the residents in Courts 7 and 8 whose units back up on the common alley. We will try to keep the disruption to a minimum.

 

        Preventive maintenance of the problem sewer laterals was done in August and the entire community will be done in October.

 

        Please let us know if any of your gutters are clogged. They have all been cleaned; however, if problems still exist we will be happy to handle them as a special case.

 

        We check the carriage lights in the courts on a frequent basis; however, we are not on the property at night when it is obvious if lights are out. If you note a light that is not working, please call us and provide the unit address or at least the court number.

 

 

REMINDERS

 

TRASH PICKUP FOR MAJOR ITEMS. Large items that you need to dispose of will be picked up on the first Saturday of every month. They must be placed on the curb at the street by 9 a.m. These pickups are free. Please do not put large items out at any other time ... THEY WILL NOT BE PICKED UP. In addition, contractors replacing items such as refrigerators, hot water heaters, and toilets generally offer to remove the replaced items at minimal cost. Please make use of this service whenever possible.

 

VARIANCES. Changes to a unit, including both exterior appearance and interior structural modifications, require permission from the Board prior to the start of work. If you desire to make any changes to your unit, please refer to Chapter 5 of the Fairlington Glen Handbook. If there is any doubt regarding the need for a variance, please check with the applicable individuals listed in the Handbook before taking action.

 

CABLE SERVICE. Members of the Board, Management Agent, maintenance staff, and landscape contractor did a walk through of the community with a Comcast representative to determine areas that need to be repaired now that the cable installation is complete. These areas will be repaired as soon as possible. Comcast is the only company that has an agreement with the Glen to provide cable services. If you plan on contracting with another cable company, please be aware that they are not allowed to do any digging in the Glen.

 

VINES. Please remove ivy, vines, or anything else that is sticking out between the slats of your patio fences since they can damage the fences. If this situation is noted the co-owners will be asked to remove them; however, the co-owners are responsible for any damage that is caused and if they are not removed by the co-owners the Glen will do so at the co-owners’ expense.

 

TENNIS COURTS. There have been instances where non-residents have been using our tennis courts. Please be sure to lock the courts before you leave.

 

SIDEWALKS. Many parents allow their children to draw on the sidewalks with chalk. This is acceptable; however, please ensure that the chalk is washed off the sidewalks once your children have finished their artistic endeavors.

 

SATELLITE DISHES. Any co-owner wishing to install a satellite dish or other exterior antenna must submit an application to the Board for approval. The satellite dish or antenna can not be installed such that any portion shows above the top of the fence or is attached to any portion of the unit (both brick and windows).

 

GLEN APPEARANCE. The appearance of the Glen is something that should concern us all. Personal items (e.g., bicycles, scooters, baby carriages, toys) left in the common areas or on the front porches are unsightly and detract from the enjoyment of the community by your neighbors. Please make sure that these items are put away as soon as possible after use.

 

REPORTING PROBLEMS. If you have a problem or concern, you can contact the Ricky and the chairpersons of the Landscape Subcommittee and the Pool Committee by calling 703-820-9567. You can leave a message by pressing “1" for the Landscape Subcommittee, “2" for the Pool Committee, and “3" for Ricky. Please be courteous and don’t call these people at home ... they will take care of your concerns as soon as possible. If you have an after-hours emergency maintenance problem or can not reach Ricky after a reasonable time, please call the Legum & Norman 24-hour emergency repair number ... 703-600-6000

 

HANDBOOK. All residents and co-owners should have a copy of the Fairlington Glen Handbook dated November 1999. Please review it occasionally since it provides essential information to ensure that you and your neighbors enjoy the wonderful experience of living in the Glen.

All Glen meetings are held in the Fairlington Community Center at 3308 South Stafford Street. All residents are welcome.

                 Board of Directors, 7:15pm, 1st Tuesday of the month

                 Building and Grounds Committee, 7:30pm, 3rd Tuesday of the month (no meetings in August, November, and December)

                 Landscape Subcommittee, 7:00pm, 2nd Tuesday of the month
