SEPTEMBER 3RD BOARD MEETING

PAINTING. The Board approved a proposal from bid from Capital Painting for painting Courts 9, 10, 11, and 12 during 2003 at a cost of $48,400.

MASTER INSURANCE POLICY. The Board approved a proposal from Morgan & Cheves for the annual renewal of the master insurance policy at a cost of $40,402.

REPLACEMENT RESERVE STUDY. The Board approved a proposal from Facility Engineering Associates for a Replacement Reserve Study at a cost of $5,900.

LANDSCAPE. The Board approved a proposal from Living Colour for grading and seeding the area disrupted by the recent sewer work behind Courts 13 and 14 at a cost of $1,525.

BUILDING AND GROUNDS COMMITTEE

As of the November Annual Meeting, Marge Angelo and Susan Hunchar will no longer be serving as Chairperson and Vice Chairperson of the Building and Grounds Committee. If anyone is interested in serving the Glen in these positions, please contact Mike Hahn at 703-578-3138.

The Board wants to extend its sincere thanks to both Marge and Susan for all of the time and effort they have devoted to coordinating the efforts of the Committee and their dedication to maintaining the beauty and colonial charm of the Glen.

GLEN BOARD CANDIDATES

There are two seats (three-year terms each) on the Glen Board of Directors that will be filled at the November 7th annual meeting. If you are a co-owner interested in running for the Board and wish to have your candidacy included in the "annual meeting package" please complete a "Candidate Profile" form. Forms can be obtained from Mike Hahn (4270 S. 35th St., #A-2, 703-578-3138) and must be returned to Michelle Casciato by September 20th either by email (mcasciato@legumnorman.com) or by delivering them to Ricky at the Maintenance Office.

Candidates should be willing to expend significant time and energy serving the Fairlington Glen community. The Board is responsible for managing a large condominium property with a large budget and a diverse community of people. Some of the responsibilities of a Board member include the following:

INSURANCE

The insurance deductible will rise to $5,000 per occurrence when the master policy renews later this month. This is due to the major changes in the insurance industry since the terrorist attacks last year. All co-owners should contact their insurance agents to advise them of this change to the master policy. Make sure that you carry coverage for the difference between your deductible on your homeowner's policy (typically $250 or $500) and the Glen's $5,000 deductible. Otherwise, you may find yourself paying for damages up to $5,000 for floods, leaks, fires or other losses.

In addition, all co-owners should carry flood and sewer backup endorsements on their own policies. While the master policy will cover losses over $5,000 to the structure of the building, there is often additional damage to furniture, oriental rugs, clothes and computers that are not covered under the Glen's policy.

FRONT DOORS

If you are planning on replacing your front wooden door, please note that the replacement door must match a door that currently exists in the Glen and adjoining doors (those sharing a double entrance) must be identical. In addition, adjoining doors must be the same approved color (see page 4-4 of the Handbook). If you desire to do anything else, you need to submit a variance request.

REMINDERS

SEWER LINES. Sewer backups are an unpleasant occurrence and Ricky and his crew do everything possible to ensure they are an infrequent one. However, we need to support his efforts by keeping items that contribute to sewer blockages and backups out of the sewer system so that neither you nor your neighbors have to experience a backup. Please be considerate by not putting sanitary napkins, dental floss, baby wipes, paper towels, condoms, tampons, or diapers down the commode. In addition, please inform your guests, house sitters, babysitters, etc. that our sewer lines are fragile and must be treated accordingly.

GLEN APPEARANCE. The appearance of the Glen should be of concern to us all. Personal items (e.g., bicycles, scooters, baby carriages, toys) should not be left in the common areas or on the front porches. Please be considerate of your neighbors and put these items away after use.

PARKING. Parking in all courts is restricted to lined spaces. Parking is not allowed in court entrances, in fire lanes, or on lawns and sidewalks. Particular care should be taken if you are moving in or out of a unit ... make sure that you do not drive a trailer or other vehicle up on the grass. If you see this happening, please remind the resident and movers that it is not permitted. In addition, parking spaces in the courts are assigned to residents for their sole use. There have been instances where contractors and delivery personnel park in the courtyards while conducting their business. Please inform these personnel that the parking spaces are reserved and they need to park in the street.

REPORTING PROBLEMS. You can contact Ricky and the chairpersons of the Landscape Subcommittee and Pool Committee by calling 703-820-9567. You can leave a message by pressing "1" for the Landscape Subcommittee and "2" for the Pool Committee. To leave a message for Ricky, wait for the tone at the end of the recorded message or press "9" or "#" to end the recorded message and go to the tone. Please be courteous and don't call these people at home. If you have an after-hours emergency maintenance problem or can not reach Ricky after a reasonable time, please call the Legum & Norman 24-hour emergency repair number ... 703-600-6000

HANDBOOK. All residents and co-owners should have a copy of the Fairlington Glen Handbook dated November 1999. Please review it occasionally since it provides essential information to ensure that you and your neighbors enjoy the wonderful experience of living in the Glen.

MEETINGS

All Glen meetings are held in the Fairlington Community Center at 3308 South Stafford Street. All residents are welcome.
