Fairlington Glen Newsletter JULY 3RD BOARD MEETING SEWER REPLACEMENT. The Board approved a bid from Dwyer Service Corp. for the replacement of the sewer line at 3611 S. Taylor Street, Unit A-2 (Court 8) at a cost of $21,800 plus the installation of a cleanout (cost to be determined). In addition, Dominion Paving will be asked to replace the patio which must be removed during sewer replacement (cost to be determined). LANDSCAPE SUBCOMMITTEE
BEDROOM EXITS Co-owners who convert attic and basement areas into bedrooms should be aware of the regulations related to exits that are used by Arlington Code Enforcement officials in approving, denying, or inspecting plans for these conversions. The applicable portions of the Council of American Building Code regulations (1995 Edition) pertaining to required windows and exits necessary for rooms used for sleeping purposes are as follows:
INSURANCE DEDUCTIBLE In September the Glen's insurance deductible will increase from $1,000 to $2,500 per occurrence as a result of the increasingly difficult insurance market. This means that the bulk of insurance claims in the Glen will fall on co-owners, since most of the Glen's claims are less than $2,500. Each owner needs to contact their insurance agent to make sure that they have adequate coverage to cover this deductible in the event of a loss. Resident owners should carry an HO-6 policy, and non-resident owners should carry coverage as well. Make sure that you also have a flood rider and a sewer backup rider (usually about $25 per year) to cover the most common causes of loss. CRIME The battle against crime involves both the police and citizens. It is a widely accepted fact that Apolice can not be everywhere@. For this reason, the effective functioning of a police department is dependent on citizen cooperation and their resistance to crime. Many crimes would never be committed if more citizens would be alert to suspicious activity and take it upon themselves to notify the police. We are lucky to live in a relatively crime-free area; however, we are not immune. If you see any suspicious activity, please take appropriate action. VOLUNTEERS Please remember that our volunteers are just that ... folks who willingly give up their spare time to ensure the Glen continues to be a community that we can all be proud of. Put yourselves in their shoes and treat them as you would like to be treated ... with courtesy and respect. They are a valuable resource that we can=t do without. RICKY'S CORNER Ricky is on vacation. Ricky's Corner will return next month. REMINDERS TRASH. Trash must be put out during the week by 8am and on Saturdays by 9am. Large items are put out only on the first Saturday of the month and should be placed at the curb by 9am. Please do not put trash out the night before pickup or on Sundays since this will only provide a temptation to rodents, birds, and other pests. DOG OWNERS. Please pick up the deposits left by your dogs ... Adey poop, you scoop@. There are trash receptacles throughout the Glen where the bagged goodies can be deposited. Dogs are to be kept on a leash at all times. No dog is to be tethered to any object in the common areas. Dogs are not permitted to run free except in designated Aoff-leash@ exercise areas in Arlington County. The closest dog exercise area to the Glen is currently at Utah Field. ILLEGAL PARKING. Towing is only allowed from your assigned parking space. You must have a towing code (call Barbara Walsh at 703-848-4332). Cars parked on the grass, double parked, parked in the entrances to the courts, or impeding the flow of traffic in the courts can only be towed by a Board member or an agent of Legum and Norman. Note that parking in front of the handicapped ramps to the sidewalks could result in a ticket from the Arlington Police, so play it safe and don=t park there. COMMON AREAS. In order to maintain the quality of the Glen and ensure common areas are maintained in a consistent manner, significant restrictions are in place regarding what residents can do. When in doubt about doing something in common areas such as adding items to the flower beds, leaving personal articles in the common areas, and placing items on fences or having items in the patio area that are visible above the top of the fences, please check the Handbook or call Legum & Norman. REPORTING PROBLEMS. If you have a problem or concern, you can contact the Ricky and the chairpersons of the Landscape Subcommittee and the Pool Committee by calling 703-820-9567. You can leave a message by pressing A1" for the Landscape Subcommittee, A2" for the Pool Committee, and A9" for Ricky. Please be courteous and don=t call these people at home ... they will take care of your concerns as soon as possible. If you have an emergency maintenance problem and can not reach Ricky, please call the Legum & Norman 24-hour emergency repair number ... 703-734-0900 HANDBOOK. All residents and co-owners should have a copy of the Fairlington Glen Handbook dated November 1999. Please review it occasionally since it provides essential information to ensure that you and your neighbors enjoy the wonderful experience of living in the Glen.
