HOLIDAY CONSIDERATIONS

This is a season of special occasions, family gatherings, parties, and remembrances. It is also a busy season, when we can occasionally forget to be thoughtful of our neighbors. Trash is heavy, but it must still be kept out of sight until 7:00 AM, Monday through Saturday. Large items go beside the street on the first Saturday of the month, or after a call for special pick-up to Jeffrey's Trash. Porches and walkways must be clear of clutter and obstruction, whether it be toys, bikes, strollers, trash or recreational equipment. Many people will wish to use holiday decorations, respecting the Mews' rules. Noise must even be kept in perspective. Christmas trees can be placed beside the curb for pickup beginning January 6.

WINTERIZE

The cold weather has already begun. To reduce the risk of ruptured pipes due to freezing, remember to turn off your outside water, typically the tap near the hot water heater. Disconnect outside hoses, and leave the outside faucets open to drain the exterior plumbing. Ruptured pipes from freezing cause a lot of damage, and are the owner's responsibility and expense. Somerset Landscaping will provide snow removal but you will need to keep your front steps and walk clear. Pay special attention to ice which can be especially hazardous. The final leaf blowing will occur around December 15.

INSURANCE

The Condominium has global insurance, which covers the building itself. Owners are responsible for such perils as basement flooding and will need their own insurance policy (Condominium Owners policy or HO-6) which should also cover personal property and liability.

Renters also need an insurance policy (Renters Insurance or HO-4) which covers their personal possessions and liability. Policies should insure for "replacement value" rather than fair market value to avoid dealing with proof of purchase and depreciation calculations.

MAINTENANCE ISSUES

  • The roofing replacement project continues for certain Mews units.
  • A contract has been signed for the next painting cycle, including front doors and trim.
  • A contract has been signed with Guardian for tree service including winter pruning, removal of some damaged trees, sub-surface tree fertilization, and spring application of Fungisol, affecting 3 American elms.
  • Swimming pool coping and tile have been replaced.
  • The double tennis courts have been approved for repairs, to be done in the spring.
  • Asphalt repairs will begin in the spring for certain courts with greatest need.

REPLACEMENT OF KITCHEN APPLICANCES

By arrangement with Legum and Norman, Sears has a special preferred-buyers program for stoves, dishwashers, and washers for Fairlington homeowners. Sears features Kenmore and Kitchen Aid appliances, and can be ordered through Cathy Lord, at the Sears at Fair Oaks Mall. The phone number is (703) 385-2330. Refer to account #0101653-000.

SUMMARY OF OCTOBER 28 BOARD MEETING

A number of maintenance issues were discussed and resolved. Some of the specific items are addressed on the previous page. Contracts will be renewed with Jeffrey's for trash removal and with Blade Runners for landscaping.

The next Fairlington Mews Board Meeting will be held on Thursday, December 16 beginning at 7:30 PM in the Fairlington Community Center.
